Can't make community meetings or volunteer any time?

Here’s some simple ways you can help your neighborhood and board:

  1. Pay your dues on time
  2. Read your deed restrictions.
  3. Follow your deed restrictions.
  4. Submit plans for additions, etc, to the board for approval.
  5. Store personal items on your own property, not on open space.
  6. Throw your yard debris in the trash, not on open space.
  7. Clean up your grass clippings on the sidewalks and road.

December 2006 Meeting Minutes

Appoquinimink School District Referendum:
Representatives discussed the upcoming referendum vote that is presented in a number of sections. One section is for building an early childhood learning center and an elementary school, preferably in Townsend. The next is to expand programs in foreign language to the elementary schools, expand related arts programs, as well as the expansion of the Twilight At Risk learning program and Technology programs. It will also fund high school career counselors. Another area is to purchase the Odessa Professional Park building for the district administration building to expand teacher-training areas, as well as construct two synthetic surface athletic fields. The last is the portion to cover the increase in teacher’s salaries as well as other operational costs and improvements to the aging buildings.

Treasurer’s Report:

  • The balance as of 12/06/06 is $17,052.02.
    • Balance as of 09/06/06 was $19,342.46.
    • $1558.50 received in dues paid.
    • $3848.94 paid out.

  • Status of 2006 dues:
    • 1 home unpaid

  • Status of past due accounts (collection of these dues has been turned over to our attorney):
    • 2005 – 1 home unpaid
    • 2004 – 1 home unpaid
    • 2003 – 1 home unpaid

Ponds:
The vendor has already begun work on the items listed in the October inspection report (inspection was done in June 2006). The work needed is minimal. The Board expressed concern about residents who continue to put their grass clippings in the street or thrown into the open spaces. When the clippings flow with the water into the ponds, they create algae, creating more expense for the Maintenance Corporation and therefore the entire community.

Open Space:

  • Several lot owners bordering the power lines had been mowing the meadow grasses. Signs were installed (too many according to some lot owners) that stated “Do Not Mowâ€?. These lot owners have been asked to let the meadow area grow and have the Maintenance Corporation mow it periodically.

March 2006 Meeting Minutes

Treasurer’s Report:

  • The balance as of 3/8/06 is $15,862.22. $10,500 in dues has already been paid (42 lots), with 26 more payments in the mail, as reported from Gale Taylor in NCC-CG.
    Since the meeting, the board has received an additional 42 payments.
  • Brian will verify with Gale the status of past due accounts. It is estimated that 2002 is 100%, 2003 has two or three lots still outstanding, 2004 has four lots still out, and 2005 has four lots still out.

Elections:

  • Incumbents Brian Falla (P), Eric Nichols (VP), Michele Falla (S), Mike Smith (T), and at large members Judy Smith and Jim Perarro ran unopposed and were re-elected.
  • Mike Smith has taken a temporary job assignment that will make it difficult for him to completely fulfill his duties as Treasurer. Brian will do it for now, but asked that residents with accounting experience consider volunteering to do the job for the year. Please contact any board member if you are interested.

September 2005 Meeting Minutes

President Brian Falla opened the meeting by reviewing the minutes from the last meeting to provide an update to those in attendance.

Architectural Control Committee (ACC): Eric has agreed to coordinate this committee. He is still trying to generate interest from other homeowners. Residents continue to report problems with lot owners dumping grass clippings into the storm drains, failing to rake them up or clear them from the sidewalks and streets. Eric has developed “deed restrictions for dummies�, as a simplified version of the complex document. Once this document has been reviewed and approved by the corporation’s attorney, it will be available on the website. The board hopes that this document will help simplify the roles of ACC volunteers. Nominations are being accepted for ACC members; optimally we would like to have one person per “neighborhood section� nominated.

June 2005 Meeting Minutes

Birdhouses: The board thanked Jim Peraro for building the birdhouses. The board put up 5 birdhouses around the neighborhood designed to house purple martins. Purple martins are the small swallow like birds seen swooping around the neighborhood, especially at dusk. They eat lots of insects, including the biting kind! The board discussed with residents the possibility of fixing up the birdhouses at the entrance of the neighborhood.

Hot Topic: Brian Falla opened the meeting by reviewing the agenda, and then introduced Sr. Sgt. Keith Sparks of NCC Community Police. Brian explained that Odessa Chase had seen an increase in the number of criminal acts in the community, and invited Sr. Sgt. Sparks to address the issue, as well as provide insight into what the residents can do to protect themselves as well as keep the police force informed.

March 2004 Meeting Minutes

Review of December Business: Brian reviewed the December minutes. A hot topic last month was vandalism in the neighborhood. As discussed at the last meeting, residents are reminded that if anyone sees any suspicious activity, please call 911. If you would like to make a non-emergency report to the New Castle County Police, please call 573-2800. With the exception of the entrance sign, which was vandalized a second time, there have not been any recent reports of vandalism or theft.
